UNLV’s Lied Center for Real Estate used AI to compile a study finding that investors purchased about 35,667 homes in Washoe County between 2015 and 2025, out of 143,611 total transactions. The report breaks investors into five groups—business entities (16,686 homes, 11.6%), buyers of 3+ to 100+ homes—and notes no "mega" investors (1,000+), while warning assessor-name limits likely undercount affiliated holdings.
